Pre-listing and pre-purchase inspections - what do we inspect?
A licensed home inspector checks for safety and function. As residential home inspectors, we inspect the home’s structural components, the exterior of the home, crawlspace, plumbing system, electrical system, roofing, heating and cooling system, insulation and ventilation of the home, interior, built-in kitchen appliances, and much more! We are looking for safety issues and defects in the home. Issues such as water damage, faulty wiring or grounding issues, faulty smoke alarms, plumbing leaks, roofing leaks, cracks in the foundation, missing or leaning piers, and lack of fire egress are things that are important to discover. If you’re a seller getting a pre-listing inspection, it’s good to have a heads up on these issues and perhaps fix them before listing for a smoother transaction. If you’re a buyer and discover these issues, you can discuss with your Realtor items worth negotiating, if any, during your due diligence period. We use HomeGauge software to deliver a professional detailed home inspection report.
What we don’t do
Licensed home inspectors are not code officers. Although we may discover things out of code, our job is to look for defects or safety concerns, not code violations. A licensed home inspector performs a visual inspection and gives you a written report summarizing each area of the home. It isn’t an appraisal and we won’t pass or fail your home. We also refrain from advising on how much the home is worth.
